Enjoy a weekend or a few days eco-friendly retreat in an architectural, geometric masterpiece on 30 preserved acres just minutes from all that Rhinebeck and the Hudson Valley have to offer. At the entry porch, an orb of wood carved out of the house will welcome you into a play of geometry. Situated around one main volume and open to the second level, the kitchen is placed in the center. There is a futon queen bed, 1 sleeper futon sofa, one single futon bed. Instead of fossil fuel, the house is heated geothermally. Instead of grid power, the house has electricity from the sun. We are sensitive to the environment and respect its ecological balance. There is A HYBRID HEAT/COLD unit on the2nd floor. The wood stove is highly efficient and keep the space warm in the Hudson Valley winter. Guest have access to a large supply of wood stacked outside the house. (Tip about the stove : Build the fire like a tipi and add wood in a vertical position to make sure the fire will be strong and well maintain) The design allows the air to flow when all the doors and windows are open, in addition the floor heat is connected to be cooling in the summer.

Treehouse is located on 22 acres of hardwood forest just outside of the sleepy village of Lafayette, NY - 10 miles south of Syracuse, NY and 24 miles north of Cortland, NY. Just a very short drive to wine country and the Finger Lakes region. As you arrive at the property, you will find a modest sign that reads “Wallace - 2650” attached to a tree next to a dirt road which leads down a 1/4 mile drive (or walk) to the treehouse. The reason we say drive or walk is because, in very rare occasions, due to weather conditions, you may have to park at the top of the road and walk the 1/4 mile to the treehouse. The treehouse itself is accessed across a 60' cable bridge. There are only a few (7) stone steps which lead down to the bridge and then it is an easy walk up to the treehouse. Below the treehouse is a large, (320 square feet), deck with a fire pit and ample seating. The deck also provides the location of the shower (with on demand hot water) and a propane BBQ grill. There is also a separate fire pit area below the treehouse which has plenty of seating and a stone edged fire ring.


Dave's Milk Barn

This is an old, renovated milk barn on a working farm. Both of the sleeping spaces are lofts that require climbing stabilized, vertical wooden ladders. There is a wood stove, running water, kitchen, living room & bathroom. The space was originally lined with stainless steel & was a walk-in cooler for milk storage when there was a dairy farm on the land in the 40s. It was renovated by master carpenter, David Raponi, who lived here for 7 years and suffused the space with various quirks of comfort and creativity. It has a wood stove and we prepare the fires for our guests if requested. It is fully insulated & the original vaulted ceiling is intact. The bathroom is equipped with a shower, sink, and composting toilet similar to an outhouse.

Truly convenient location and at the same time very quiet. Large private garden which is quite rare in Manhattan. Lots of character. Suited for guests who value charm over perfect appliances etc as the kitchen and upstairs bathroom are fully functional but dated.
