12 feet off the ground and grid treehouse provides a unique experience. Living area has a kitchen counter with sink and camping stove. Bunk bedroom has custom build bunkbeds with windows and tree ladder. The bathroom is uniquely designed with barnboards, fish sink and access to the outdoor shower. A pull down ladder (see picture) gives you access to the sleeping loft with a private balcony and large windows to a gorgeous view of the woods and field. The treehouse is powered by 12 volt only ( Lights and Water Pump) A firepit and a grill are available. You can take a 1/4 mile trail walk around the property and visit the private river access. We have seen numerus wildlife at our property like deer, turkeys, squirls, chipmunks, rabbits. We are 1 mile from the Genesee Greenway, 25 minutes from Letchworth State Park, on the Route 19 Bike Route, 30 min from Swain Ski Area, 45 min from Ellicotville/Holliday Valley Ski Area and home to Bare Knuckle Boxing History. Three miles up the road is a kayaking launch spot to finish at the Treehouse location or leave from the Treehouse location to kayak about one hour north to next launch. Bring you fishing pole!

The cottage is attached to a multi family home, which is two separate apartments, one apartment upstairs and one downstairs. The two main apartments are vacant. Should you book with us, the entire back cottage would be all to you, there is no access to the main home. The cottage has a private entrance (including additional private bedroom entrance!) and yard and plenty of parking. The BEST part is the gorgeous waterfall just outside and the breathtaking views of Cayuga Lake, Cornell, and parks below. The cottage has a master bedroom (two stairs up from living room) with a queen-size bed and a big window overlooking your very own waterfall! Please note: for very tall persons (6ft+) the ceiling in the bedroom is lower than most. The front door enters (about five steps up) into a living room with plenty of natural light and scenery. Two futons can become full-size beds perfect for a couple or several kids. The dining nook can also be enlarged by adding leaves to the table to seat up to 6. Comes with a full kitchen with stocked refrigerator and all the needed appliances providing all the convenience of home. A full bath with a shower/tub. Guest have their own private yard right next to the backyard waterfall.
